The question of whether you should tell the staff and be open with the tenants before selling is often open for debate and ultimately it comes down to the preference of the seller. What we do know from experience is everyone finds out sooner or later and it is very important to have superintends and at least a few tenants working with you during the process. Their full cooperation is of great assistance and benefit to everyone involved in the selling process. You need the available cooperation of a few tenants for showing purposes and disturbing a few cooperating people is better than disturbing a lot of uncooperative people. In this market you can attract multiple offers very quickly and if for some reason the process drags on everyone will appreciate the heads-up versus a seller trying to keep them in the dark. Representing your building(s) fairly is much easier to do when all parties involved have full access to the building when required. Remember different groups of people will potentially need access to your building such as buyers, engineers, financing, potential contractors, and a whole host of other professionals depending on the nature of the sale.
